The Only Fixed Point

When airport retail became impossible to forecast in 2020, Newark Terminal A’s fixed opening date turned uncertainty into a clear delivery sequence. By adapting the commercial model and passenger experience around that constraint, the program opened on time—and the work ultimately became the foundation of Camarilla.

Approved Is Not Agreed

On complex, multi-party programs, approval means little unless every stakeholder understands the decision and its consequences the same way. At Terminal 8, surfacing conflicts early and embedding alignment into the decision-making process kept the program on schedule—even when the commercial operator changed hands four months before opening.

The Ten-Year Problem

Long-term commercial programs succeed by separating decisions that must be fixed early from those that need room to evolve with the city. At New Terminal One, locking essential infrastructure while keeping tenants, formats, finishes, and content adaptable allows the program to preserve its ambition through phased openings to 2030.
